"A fine place to live"
We are owners in this complex. The strata is not "money hungry" or in it for a profit, they are simply speaking on behalf of the owners and trying to keep the renters in line. The units vary-- the one we bought was run down but we have put a lot of money into it and it's a very nice home. Each unit varies and it's unfair to judge the whole complex based on the rental units - which are usually occupied by students. Strata fines are not handed out without reason and I have not had any problem in the past year. I do know that it's a problem when idiots fly through the parking lot in the wrong direction and they deserve to be fined, as it's very dangerous and there are usually children playing.

"Not as bad as it may seem"
My father has lived in one of these units for close to ten years and has had no problems with strata or fines (as far as I know). I agree that the place is a little run down, and the cupboards do seem to be cheaply made, but this isn't luxury living! It is in a great location for University students (it's just a quick ride down the hill), the lawns are always well-maintained and it is fairly quiet. It definitely does the job. So decide at your own discretion but do check it out before an automatic "No".

Renters beware! This place is a strata complex watched over by a bunch of lunatics. They'll fine you hundreds of dollars pretty much for ---ing.There's a crazy woman who has nothing better to do than sit by her window and watch for people who slip up. She's on the phone to the fine department right away. Park with yur tire on a line or drive in the wrong way and they'll have your car towed and fine you $200. Leave your recycling box out a minute longer than specified and it's a $200 fine. Never seen anything like it and never could have imagined this existed. They're a lawsuit in the making. Besides all that, It's old and rundown, built in the 70s and plumbing and fixtures haven't seen any maintenance and cupboards are cheaply made, desperately in need of paint or replacement and just gross.

I have rented in this complex and I completely agree about the crazy lady with nothing better to do, it's completely ridiculous and out of control! And there is absolutely no parking available!

This "crazy lady" keeps this complex live-able and quiet for everyone's enjoyment. I've lived here for a year and have no problems living easily within the strata rules, which are given to all (or should be) before they agree to purchase or rent here. If you drive the wrong way on a clearly marked one-way road, there could be serious consequences to people's lives. These rules are practical and reasonable and are easy to abide to. This is an older complex (1975), but some owners have renovated. Some renovations are good, and some are very, very poorly done. Just have a good look around when you enter the units and use your good judgment, and you will know everything you need to about your future landlord/purchase. Theft does occur in the parking lot from time to time as it does elsewhere in Kamloops. Parking is limited, and so the "crazy lady" helps out by monitoring who has a right to the visitor parking and if it's being used inappropriately, ie, your boyfriend has slept over for the last 2 weeks and is parking overnight without a permit, and now your guest who's coming over for a special event has nowhere to park! The strata manager is VERY easy to talk to and is usually available. I recommend chatting with her prior to your renting or purchasing any unit here. This is the best-run complex I've ever lived in, and I've lived in quite a few.

I live in this complex and have had no issue with fines! They do have little tolerance for cigarette butts, dog poo, and parties, but I am happy about that. They expect you to take care of your property and respect your neighbors. I have lived in other strata properties and this one has been the best so far. Typically those who complain about the 'crazy' lady were the problem. The landscape is very well maintained, they have a healthy bank account and are accountable and willing to talk about anything you have concerns with.

Riverview is a great place to live, the grounds are always well maintained and the strata council does a great job looking after the place. Yes, they do have rules but should be no problem for the "adult oriented" renter.

The lack of parking is a problem. The "crazy strata lady" is, sad to say, also a problem, but it's a mixed bag. She is not only the manager and a salaried employee of the strata, she is also the chair of the council. She runs a tight ship and many appreciate it; many would also like a bit more leniency. The fines are excessive and can be issued without warning for parking, pet or garbage infractions. She is also a total snoop and if she decides she doesn't like you, she will be actively looking for things to fine you for. I've lived in more than one unit here, and I'm on good terms with her so I haven't had any fines, and she lets a lot slide. She is very approachable and I suggest getting on good terms with her; it's not difficult. But if YOU are not approachable, and start from the assumption that she is a "crazy lady," and react angrily or rudely to being fined, then she will be scheming against you, and I don't exaggerate here. There are positives to this - she gets rid of the "problem" people pretty quickly. I don't find her methods to be honourable, however.

college age student types are the problem in this complex. they are spoiled brats, their parents by them units in the complex and they think the rules don't apply to them. i have owned my unit for 8 years and have nevr had a fine or any problems with the rules here.

Her and her son at times have nothing better to do than to drive around in a vehicle they share and knock on peoples door for any reason they can. its very annoying at times, I think they both need to find a spouse.
